Glenwood Riverfront Redevelopment Area
The Glenwood North Riverfront Redevelopment Area, located along the Willamette River in the City of Springfield, is an opportunity area under ownership of the Springfield Economic Development Agency (SEDA), the City's urban renewal agency. The site totals approximately nine acres of riverfront mixed use commercial and residential land. The Glenwood site offers some of the last large riverfront development opportunities in Oregon and anywhere near Interstate 5. Following a multi-year community visioning process, the City of Springfield City Council adopted the Glenwood Refinement Plan with guiding policies to support the development of a place celebrating riverfront access within an urban context. The community has an opportunity to live and play. Innovative industries can build attractive and welcoming employment settings, while visitors from around the region can find a place to access and enjoy the scenic and unique riverfront setting.
SEDA issued a formal Request for Qualifications (RFQ) to identify and select a development partner for the site. Qualifications were due on Friday October 15th.
Downtown Blue McKenzie
Following over a year of exploration and evaluation, the urban renewal agency of the City of Springfield, Springfield Economic Development Agency (SEDA), authorized a substantial loan to a one of a kind downtown mass timber envisioned multi-family project. The project, named the Blue McKenzie Apartments by the owner-developer, offers the Springfield community several “firsts.”
The Blue McKenzie project will be the first building in Springfield to significantly use mass timber construction, including cross laminated mass panels. The timber industry is part of the fiber of Springfield. Timber industries remain strong and prevalent in Springfield and we are honored to have a diversified mix of companies we see calling our community home today. A building which reflects these values in Springfield is a win.
This project offers one of the first, taxable, new construction projects in over 30 years to Downtown. We have seen significant reinvestment in existing buildings and we’re excited for the opportunity to now see a new construction project on what has always long been a parking lot.
At 8 stories in height, this project will be the first residential project for Springfield at this scale and density, and, aside from the hospital, it will be the first building at this height anywhere in the community.
The project, in pre-development design currently, is planned for construction in 2022.
Glenwood South Franklin Riverfront Employment Area
Located along the south Franklin Blvd corridor and with direct views of the river, the Glenwood south riverfront area offers over 40 acres of shovel ready employment lands. Uses in this area prioritize places of employment and a campus setting.
With the 2021 completed construction of the Weyerhaeuser regional headquarter, this area is primed for future opportunity.
The sites, owned by Wildish Group, are conveniently located and served.

The North Gateway Area of Springfield offers a range of campus-like settings located along the McKenzie River, with views of the Coburg hills, and direct access and visibility to Interstate 5. The area, home to globally recognized brands and employers, is served by the Lane Transit Rapid EmX line and is immediately adjacent to shopping, dining, and lodging opportunities.
